James Palenick had Bay City paid $17 million plus 25% of the sale price (when Bay City sell the property).

Bay City will have to invest $33 million to get the property value up to $16 million.

Mr. Palenick is a great salesman he sold Bay City a $16 million peice of property $50 million.
